The market is hot, interest rates are good, so you make the decision that it’s time to put your house up for sale.  For a homeowner who is selling, there are certain things that need to be done so you get the most out of your property.  On top of your daily hectic life of working, taking Sally to dance, driving Johnny to baseball and making dinner on time, now you are selling your home which means at any time your house must be showroom ready for potential buyers. 

When your real estate agent calls and says they want to show the house in an hour there is no need to go into panic mode!

If you use the following tips and tricks to keep you prepared for such an occasion there will be no need to run around like a chicken with your head cut off cleaning up.

It’s time to go through the closets and toys and get rid of anything that isn’t being used anymore.  I know what you’re thinking….how do I get my 4-year-old to get rid of toys?  Make it fun!  Kids respond well to incentives, so offer them something in return for parting with that old and under-played with toy.  You can reward them in many ways, anything from a special candy treat for every box of toys filled to a family date night to see the newest kids movie in theatres.  Donating to your local charity once you have put together all the things you no longer need will be a great reward for yourself.

  1. Organize

Staying on top of the cleaning is going to be a major key, so make a daily chart for the whole family.  Make sure to keep the tasks quick and simple.  Have one person make the beds, another empties the trash (because we all know we don’t need other people seeing overflowing garbage cans), someone takes care of dishes etc.  For all of the little toys lying around, get a couple of bins and keep them in different closets around the house.  The bins can be used for last-minute cleanups where you can just dump and go and the potential buyer will never know what’s inside!

Although this may not be an option for everyone, you may want to weigh the pros and cons of having a cleaning service come in.  Contemplate the time (and stress) saved in hiring someone to do the initial “deep clean” and then have them come in every few weeks depending on how long your house is on the market.

Just remember this is only a temporary situation and you will soon be unpacking, moving and enjoying building new memories in your new home!
